Lake Norman Real Estate Market Update For July 2012

Lake Norman Homes
In July 2012 126 homes sold in the Lake Norman area, a 6.8% increase from the 118 homes sold in June. July 2012 sales figures increased 44.8% from July 2011 when 87 homes sold in the Lake Norman area.

The average sales price increased 7.6% from $433,586 in June to $466,385 in July. The June 2012 average sales price decreased 8.8% from the July 2011 average sales price which was $511,125.

Average days on the market increased 11.6% from 112 days in June to 125 days on the market in July. July 2011 average days on the market were 157, a 20.4% decrease in market time.

Currently there are 845 Lake Norman homes for sale in the Lake Norman MLS area. The average home is a 3 bed/3 bath with 3,389 square feeet and an average list price of $639,645 down 1.2% from the June average list price of $647,646. The average days on the market are 156.

Lake Norman Condos & Townhomes
In July 2012 22 condos/townhomes sold in the Lake Norman area, a 15.8% increase from the 19 condos or townhomes sold in June 2012. July 2012 sales figures increased 100% from July 2011 when 11 Lake Norman condos sold.

The average sales price increased 9.8% from $169,668 in June 2012 to $186,360 in July 2012. July 2012 average sales price decreased 11.3% from the July 2011 average sales price which was $210,068.

Average days on the market decreased 41.4% from 145 in June to 85 in July. July 2011 average days on the market were 149.

Currently there are 113 condo/townhomes for sale in the Lake Norman MLS area, up 17.7% from June. The average unit is a 2 bed/2 bath home with 1,386 square feet and an average list price of $210,744, down 3.6% from June’s average list price of $218,649. The average days on the market are 150.

Lake Norman Lots
In July 2012 13 lots sold in the Lake Norman area, a 53.6% decrease from the 28 lots sold in June. July 2012 sales figures increased 8.3% from July 2011 when 12 lots sold.

The average sales price increased 11.6% from $94,821 in June to $105,782 in July. July 2012 average sales price decreased 16.9% from the July 2011 average sales price which was $127,333.

Average days on the market increased 36.1% from 274 in June to 373 in July. July 2011 average days on the market were 380, a 1.8% decrease in market time vesus the same time period last year.

Currently there are 1000 lots for sale in the Lake Norman MLS area, up 8.9% from June. The average list price is $166,237, up 8.1% from June’s average list price of $153,759. The average days on the market are 367.
