Lake Norman Real Estate Market Update For August 2012

Lake Norman Homes
In August 2012 118 homes sold in the Lake Norman area, a 6.3% decrease from the 126 homes sold in July. August 2012 sales figures increased 11.3% from August 2011 when 106 homes sold in the Lake Norman area.

The average sales price increased 10.5% from $466,385 in July to $515,190 in August. The August 2012 average sales price increased 16.8% from the August 2011 average sales price which was $441,007.

Average days on the market decreased 4% from 125 days in July to 120 days on the market in August. August 2011 average days on the market were 139, a 13.7% decrease in market time.

Currently there are 870 Lake Norman homes for sale in the Lake Norman MLS area. The average home is a 3 bed/3 bath with 3,390 square feeet and an average list price of $638,834 down .1% from the July average list price of $639,645. The average days on the market are 153.

Lake Norman Condos & Townhomes
In August 2012 25 condos/townhomes sold in the Lake Norman area, a 13.6% increase from the 22 condos or townhomes sold in July 2012. August 2012 sales figures increased 44% from August 2011 when 14 Lake Norman condos sold.

The average sales price increased 10.9% from $186,360 in July 2012 to $206,696 in August 2012. August 2012 average sales price increased 45.6% from the August 2011 average sales price which was $141,920.

Average days on the market increased 65.9% from 85 in July to 141 in August. August 2011 average days on the market were 119.

Currently there are 125 condo/townhomes for sale in the Lake Norman MLS area, up 10.6% from June. The average unit is a 2 bed/2 bath home with 1,440 square feet and an average list price of $219,105, up 3.9% from July’s average list price of $210,744. The average days on the market are 150.

Lake Norman Lots
In August 2012 16 lots sold in the Lake Norman area, a 18.75% increase from the 13 lots sold in July. August 2012 sales figures decreased 20% from August 2011 when 20 lots sold.

The average sales price increased 59.1% from $105,782 in July to $168,337 in August. August 2012 average sales price increased 72.3% from the August 2011 average sales price which was $97,695.

Average days on the market decreased 27.6% from 373 in July to 270 in August. August 2011 average days on the market were 212, a 27.4% decrease in market time vesus the same time period last year.

Currently there are 1077 lots for sale in the Lake Norman MLS area, up 7.7% from July. The average list price is $170,353, up 2.5% from July’s average list price of $166,237. The average days on the market are 353.
