Lake Norman Real Estate Market Update For April 2012

Lake Norman Homes
In April 2012 90 homes sold in the Lake Norman area, a 12.5% increase from the 80 homes sold in March. April 2012 sales figures increased 4.7% from April 2011 when 86 homes sold in the Lake Norman area.

The average sales price decreased 2.2% from $536,068 in March to $524,175 in April. The April 2012 average sales price increased 14.5% from the April 2011 average sales price which was $457,837.

Average days on the market decreased 15.8% from 177 days in March to 149 days on the market in April. April 2011 average days on the market were 152, a 2% decrease in market time.

Currently there are 504 homes for sale in the Lake Norman MLS area. The average home is a 3 bed/3 bath with 3,454 square feeet and an average list price of $653,350 up 2.5% from the March average list price of $637,223. The average days on the market are 207.

Lake Norman Condos & Townhomes
In April 2012 19 condos/townhomes sold in the Lake Norman area, a 217% increase from the 6 condos or townhomes sold in March 2012. April 2012 sales figures increased 58.3% from April 2011 when 12 Lake Norman condos sold.

The average sales price increased 35.4% from $128,667 in March 2012 to $174,224 in April 2012. April 2012 average sales price decreased 16.5% from the April 2011 average sales price which was $208,733.

Average days on the market increased 2.1% from 146 in March to 149 in April. April 2011 average days on the market were 152.

Currently there are 80 condo/townhomes for sale in the Lake Norman MLS area, down 33% from March. The average unit is a 2 bed/2 bath home with 1,450 square feet and an average list price of $234,949, up 3.8% from March’s  average list price of $226,344. The average days on the market are 190.

Lake Norman Lots
In April 2012 16 lots sold in the Lake Norman area, a 0% change from the 16 lots sold in March. April 2012 sales figures increased 45.5% from April 2011 when 11 lots sold.

The average sales price decreased 53.4% from $141,775 in March to $66,037 in April. April 2012 average sales price decreased 63% from the April 2011 average sales price which was $178,318.

Average days on the market increased 15.4% from 383 in March to 434 in April. April 2011 average days on the market were 348, a 24.7% increase in market time vesus the same time period last year.

Currently there are 858 lots for sale in the Lake Norman MLS area, down 22% from March. The average list price is $150,566, up 5.3% from March’s  average list price of $143,023. The average days on the market are 403.
