Buying a New Home in Lake Norman

Why you should use a Realtor® when buying new construction...

Did you know….

When purchasing new construction the person that you work with in the model home is a Licensed Real Estate Agent. They work for the builder and represent his best interest. Their primary responsibility is to sell you a home in their subdivision whether it fits your needs or not. Shouldn’t you have someone representing your best interests?

It costs you absolutely nothing to be represented by Realtor® when buying new construction. All compensation earned by a Realtor representing you in a transaction is recognized by the home builder as a marketing fee and has no impact on the final cost of the home. If no agent is used that fee goes back into the builders pocket. Home builders expect and encourage Realtor® participation; we simply bring them too much business to be ignored. The dollar amount on the price sheet does not go up or down if you use or don’t use a Realtor®.

Location and upgrades will have an impact on a future resale of your new construction. An expert Realtor® can help you identify the appropriate lot and upgrades to maximize your return should you choose to sell someday in the future. You can hire your own independent, licensed inspector to inspect your home during the construction process. It is to your advantage to hire your own inspector to make sure the builder is focusing on quality (and building to code) in your construction. This is something I personally recommend (and do myself when building) as quality is not made the priority it should be. Allow me to represent you as your Realtor® for your new construction and I will pay for an inspection for you.

You must have your Realtor® present the first time you visit the model home. If you are going to work with a Realtor®, you need to make sure they go with you the first time you visit the model home and register with you.

Your Realtor® can assist you when you have disputes with the Builder. In the event of a dispute with the builder over cost, build time, etc you need a strong Realtor® with a large Real Estate company working for you. A builder is much more likely to yield to a top producing Realtor® from a leading Real Estate company who is bringing them a lot of busines.

Remember: When purchasing new construction or resale homes utilizing a Realtor's professional services cost you nothing.

North Carolina law provides that any person, firm, or corporation who undertakes for a fixed price, commission, fee, or wage to construct or superintend or manage the construction of any building or other improvement costing $30,000 or more must be licensed as a general contractor by the North Carolina Licensing Board for General Contractors (NCLBGC). Licensing requires passing a written exam and a demonstration of working capital, the level of which is dependent on the level of licensing.
